Biltmore Living: What the Architecture in 85016 Tells You About Value

Last updated October 2026 by Nick Calamia, REALTOR® and Licensed General Contractor (ROC 350115)

THE SHORT ANSWER

Biltmore is the Phoenix neighborhood in zip code 85016 that grew out of the 1929 Arizona Biltmore resort near 24th Street and Camelback Road, and its value is driven by build type more than by street. Four distinct eras share the same zip: pre-war landmark architecture, 1950s and 60s block ranches, a huge 1972 to 1990 wave of patio homes and mid-rise condos, and newer concrete high-rise and estate product. Redfin data for 2026 shows Biltmore luxury listings at a median around $1.4 million while townhouses sit near $775,000 and entry condos still trade in the $300,000s. The biggest swing in your actual cost of ownership is the 1972 to 1990 stock, where original foam roofs, polybutylene pipe, and single-pane aluminum windows quietly set the real price.

KEY TAKEAWAYS

  • Biltmore is the Phoenix neighborhood in zip code 85016 built around the 1929 Arizona Biltmore resort, spanning high-rise and patio-home condos, gated estate enclaves, and the Camelback Corridor office base.
  • Redfin data for 2026 shows 21 luxury homes listed in Biltmore at a median list price of $1.4 million, with homes averaging 58 days on market.
  • Estate sales on Biltmore Estates Drive in 2026 ranged from $3,550,000 in August to $5,150,000 in June, per Redfin sales records.
  • Most Biltmore condo and patio-home stock was built between 1972 and 1990, which is the window where polybutylene pipe, original foam roofs, and single-pane aluminum windows show up.
  • The Camelback Corridor had the highest office rents in metro Phoenix at $42.48 per square foot per year in Q2 2026, versus a $31.09 metro average, per C2 Brokerage.
  • Phoenix water runs 15 to 25 grains per gallon, and a whole-home softener in Biltmore typically runs $2,500 to $4,500 installed at 2026 contractor pricing.

I sell in Biltmore and I build in Biltmore, and those are two different sets of eyes. The REALTOR® side looks at comps and days on market. The general contractor side looks at the roof deck, the panel, the pipe, and the glass. In 85016 those two views disagree more often than anywhere else I work, because the neighborhood is not one housing stock. It is four of them stacked inside a mile and a half.

What exactly is the Biltmore neighborhood in Phoenix?

Biltmore is the residential district in Phoenix zip code 85016, roughly bracketed by 20th Street to the west, 32nd Street to the east, and the stretch from Camelback Road north toward the Piestewa Peak foothills. It exists because of the resort. The original development occupied 600 acres at the foothills, with a hotel and golf course on 200 acres of citrus orchard land and the additional 400 acres subdivided for residences. That is unusual. Most Phoenix neighborhoods grew out of farmland and tract builders. This one grew out of a hotel, which is why the lot pattern, the street curves, and the golf frontage feel nothing like the grid a mile south.

The modern version has three engines: walkable luxury retail at Biltmore Fashion Park, the Camelback Corridor office base, and the resort itself. In Q2 2026, C2 Brokerage reported the Camelback Corridor as the highest-rent office submarket in metro Phoenix at $42.48 per square foot per year, against a metro average of $31.09. That rent premium is not trivia. It is the demand floor under everything residential in 85016. If you want the deeper read on that employment base, I wrote about it in what is driving home values along the Camelback Corridor.

Why does the Arizona Biltmore's architecture still set the tone here?

Because the resort gave the neighborhood a material vocabulary, and buyers here still pay for it. The Arizona Biltmore's architect of record is Albert Chase McArthur, not Frank Lloyd Wright; Wright consulted on site for four months in 1928 on the textile block construction used in the hotel, a system McArthur had asked him to help implement. Textile block in plain words: patterned precast concrete blocks, molded on site from local material, stacked and reinforced so the pattern itself becomes the wall finish. The system suited the Arizona desert because the material could be produced right at the site, and McArthur modified Wright's square blocks into rectangles. The hotel opened on February 23, 1929.

A half mile uphill sits the other anchor. The Wrigley Mansion at 2501 E. Telawa Trail was built in 1932 in Mission and Spanish Revival style and was added to the National Register of Historic Places in 1989. It just changed hands. On October 1, 2026, a Henderson Park joint venture including Western & Southern Financial Group, Hamilton Lane funds, South Street Partners and Pyramid Global Hospitality acquired the property, with Maricopa County records showing a $17 million sale price , from the Hormel family, who had owned it since 1992 and had bought the Biltmore for $705 million in May 2024. For homeowners, the read is simple: capital is still betting on this specific hilltop.

What kinds of homes are actually in Biltmore 85016?

Four eras, four completely different cost structures. Here is how I grade them when I walk a property.

Era and type What you're buying GC's first three checks 2026 price signal
1929 to 1940s landmark era Textile block and Spanish Revival; rare in private hands Block spalling, original steel casements, any historic overlay restrictions Trophy pricing; thin comps, appraisal risk
1950s to 1960s block ranch Slab-on-grade, painted CMU or stucco over block, low-slope roof sections Panel capacity, cast iron or galvanized drains, roof transitions Teardown-or-restore math; land often leads
1972 to 1990 patio home and mid-rise condo The bulk of 85016 attached product; courtyards, flat and low-slope roofs Polybutylene pipe, foam roof age, single-pane aluminum glass, HOA reserves Entry condos in the $300,000s; townhouse median list near $775,000
1990s to present high-rise and estate Post-tension concrete towers, gated estate lots, newer custom builds Glazing replacement rules, reserve funding, HVAC access and crane costs Luxury median list near $1.4M; estates $3.5M to $5.1M

Those numbers come from Redfin's 2026 Biltmore data: 21 luxury homes listed at a median of $1.4 million with homes averaging 58 days on market , and 8 townhouses at a median list price of $775,000. On the estate side, Redfin sales records show 69 Biltmore Estates closing at $5,150,000 on June 2, 2026 and 94 Biltmore Estates Drive at $3,550,000 on August 31, 2026 . Zip-wide, Redfin's 85016 trends updated September 2026 showed a median sale price near $550,000 and a 96.2 percent sale-to-list ratio , which tells you the condo stock is doing the heavy lifting on volume while estates set the ceiling.

LOCAL INSIGHT

Sale-to-list in the high 90s does not mean every Biltmore listing is getting its number. A 2,616 square foot condo at 8 E Biltmore Estate sold May 15, 2026 for $1,350,000, which was 5 percent under the $1,425,000 asking price. At this price point, buyers are pricing in the renovation they can see coming. That gap between list and close is almost always the cost of dated finishes plus the building's deferred maintenance.

What does the construction era actually cost you here?

Lead with the four items that move the most money in Biltmore, using my own 2026 Phoenix contractor pricing rather than national averages, because national averages are useless at 115 degrees.

  • Foam and low-slope roofs. A sprayed polyurethane foam roof, the white sprayed-on roof you see across nearly every flat-roofed patio home in 85016, needs a recoat every roughly 10 to 15 years. At my 2026 pricing a recoat generally runs in the mid single digits per square foot, while a full tear-off and re-foam lands several times that. Ask for the last recoat date in writing before you waive the inspection.
  • Polybutylene supply pipe. Common in late 1970s through mid-1990s construction, gray or blue flexible pipe with crimped fittings, and a known failure risk. A full repipe on a 2,000 square foot attached home typically runs $8,000 to $15,000 in my 2026 bids, more in a stacked condo where access means drywall and tile repair. I break down what you are looking at in my guide to the 11 types of plumbing pipe.
  • Original aluminum single-pane glass. West-facing single-pane units in a 1980s Biltmore patio home are a comfort problem and an electric bill problem. Replacement with dual-pane low-E typically runs $900 to $1,600 per opening installed in 2026, and in attached buildings the HOA usually controls the frame color and glass tint, so check the architectural rules first.
  • Hard water. Phoenix water runs roughly 15 to 25 grains per gallon, among the hardest in the country, and it eats fixtures, glass and water heaters. A whole-home softener runs about $2,500 to $4,500 installed at 2026 pricing. In a high-rise unit you are usually limited to point-of-use filtration instead.

None of that is a reason to avoid older Biltmore product. It is a reason to price it correctly. When I am representing a buyer on a 1980s unit, I price those four items into the offer with real numbers, not an inspector's "recommend further evaluation." That is the whole point of a Builder's Eye report: it grades finish level against the neighborhood and puts contractor pricing on the repairs before you commit.

Should you buy in Biltmore or Arcadia?

Buy Biltmore if you want walkability and lock-and-leave ownership, meaning a home you can leave for three months without arranging landscaping, pool service, or a house sitter. Buy Arcadia if you want a big irrigated lot and a yard your kids can disappear into. Biltmore's attached product puts the roof, the exterior, and often the landscape on the association, and you pay for that in monthly dues instead of in a surprise $30,000 roof. Arcadia carries all of it privately. I compared the lifestyle side in my Arcadia neighborhood guide, and the honest summary is that they are not competitors. They sell to different lives.

The daily texture of Biltmore is genuinely different from the rest of central Phoenix. You can walk the Arizona Canal path, a paved multi-use trail along the canal bank that links the area east toward Arcadia and Scottsdale. You can walk to dinner. Gated single-family pockets like Biltmore Estates, Biltmore Shores and Adobe Highlands sit minutes from towers on Esplanade Lane and Camelback Road. Not many Phoenix zips give you that range. What is changing in Biltmore right now?

The retail core is being rebuilt around the residents, not around tourists. RED Development bought Biltmore Fashion Park in late July 2024 and announced a redevelopment in November 2024, with plans that include a ten-story tower potentially mixing retail, restaurants, office, hotel and residential space. Since then: a 2,060 square foot Herman Miller showroom next to Ralph Lauren opening in early 2026 , and FP Movement and solidcore both targeting spring 2026 openings at a center that now holds more than 45 shops and restaurants.

There is a real risk alongside that. On February 10, 2026, it was announced that Saks Fifth Avenue would close at Biltmore Fashion Park as part of a national plan to close stores. Losing an anchor is never nothing. But the office side is answering: RED fully leased the center's 30,000-plus square foot office building in 2026 with VanTrust and Phoenix Design One, a conversion of former retail space into Class A office in response to sustained demand in the Biltmore corridor. Daytime population inside a walkable retail center is exactly what keeps condo values in 85016 stable. If you want the broader numbers behind that, pull my Market Intelligence Report.

MY EXCLUSIVE RENOVATION OFFER

I Cover the Labor. You Get the Equity.

Fewer than 200 agents in Phoenix hold both a full-time REALTOR® license and an active General Contractor license, and I'm one of them. On targeted upgrades in a Biltmore condo or patio home, kitchens, baths, flooring, paint and lighting, I cover the labor at my contractor cost, which typically adds a projected 3 to 5 percent in value. Every buyer and seller I work with gets this offer. Sellers net more at close, buyers walk in with more equity on day one, and I take three renovations per quarter.

The Bottom Line

Biltmore 85016 rewards buyers who read buildings instead of just reading listings. The address premium is real and it is durable, anchored by a 1929 landmark, the highest office rents in the metro, and a retail center with new ownership actively spending money. But two units in the same complex, listed within $50,000 of each other, can differ by $60,000 in deferred work. That gap is invisible in an MLS photo and obvious on a roof.

So walk the roof. Read the reserve study. Date the HVAC. Then make the offer. If you want me to do that walk with you, in Biltmore or anywhere along the Camelback Corridor, call me and we'll go look at it together.

Frequently Asked Questions

What is the Biltmore neighborhood in Phoenix known for?

Biltmore is the Phoenix area in zip code 85016 built around the 1929 Arizona Biltmore resort near 24th Street and Camelback Road. It is known for walkable luxury retail at Biltmore Fashion Park, the Camelback Corridor office base, and a housing mix that runs from high-rise condos and patio homes to gated estate lots on Biltmore Estates Drive. It is one of the few Phoenix pockets where you can live without driving for dinner.

Did Frank Lloyd Wright design the Arizona Biltmore?

No. The architect of record is Albert Chase McArthur, who opened the resort on February 23, 1929. Wright consulted for about four months in 1928 on the textile block system, a precast patterned concrete block molded on site. Wright himself wrote in 1930 that McArthur was the architect of the building. The Wright association is real but it is consulting, not authorship.

How much do homes cost in Biltmore 85016?

It splits by product type. Redfin data for 2026 shows roughly 21 luxury listings in Biltmore at a median list price near $1.4 million and townhouses at a median list price near $775,000, while estate sales on Biltmore Estates Drive ran from $3.55 million to $5.15 million during 2026. Entry condos in older complexes still trade in the $300,000s. Zip-wide, Redfin put the 85016 median sale price near $550,000 in September 2026.

Is Biltmore or Arcadia better for a buyer?

Biltmore wins on walkability, lock-and-leave condo product, and proximity to Camelback Corridor offices. Arcadia wins on lot size, flood irrigation, and single-family character. Biltmore condos carry HOA dues that cover exterior and roof maintenance. Arcadia homes carry all of that privately on larger lots. If you travel often or want zero exterior upkeep, Biltmore usually fits better.

What should I inspect in a 1980s Biltmore condo or patio home?

Check for polybutylene supply lines, the age and warranty status of the foam or modified bitumen roof, the HVAC data plate date, and whether the windows are still single-pane aluminum. Then read the HOA reserve study and recent assessment history, because in attached product the building's deferred maintenance becomes your deferred maintenance. Those four items plus reserves drive most of the real cost difference between two similar-looking units.
