11 Types of Plumbing Pipes: What Each One Does and What It Means for Your Phoenix Home's Value

Most people never think about the pipes behind their walls until something goes wrong. Then it's a Saturday night, there's water on the floor, and suddenly the material a builder picked out 30 years ago is your problem. I look at pipes differently. As a REALTOR who also holds a General Contractor license here in the Valley, I've walked hundreds of homes where the plumbing quietly decided the deal. Some pipes add value. Some scare buyers off. And a couple of them can literally get a home's insurance canceled.

Here's the honest breakdown of 11 pipe types you'll run into around Phoenix and Scottsdale, what each one actually does, and how it plays out at resale. I'm writing this through both lenses at once: what the pipe means on the jobsite, and what it means when a buyer's inspector shines a flashlight into your attic.

First, the Phoenix Factor: Our Water Is Brutal

Before we get into materials, you have to understand what we're working with. Phoenix has some of the hardest municipal water in the country. Phoenix metro water hardness averages 16 to 28 grains per gallon, classified as very hard to extremely hard, while the national average is 7 to 10 grains per gallon. For context, water is considered hard at 7 grains per gallon, and this extreme mineral content originates from the Colorado River carving through limestone canyons.

That matters for pipes. Hard water isn't just a shower-glass problem. Scale accumulates inside pipes over time, reducing flow and causing premature fixture failure. So when you pick a pipe material in the Valley, you're picking it for a much harsher environment than a plumber in Portland ever deals with. Now, the eleven.

The Supply-Side Pipes (These Carry Your Drinking Water)

1. PEX (Cross-Linked Polyethylene)

This is the workhorse of nearly every new Phoenix build. It's flexible plastic tubing, usually color-coded red for hot and blue for cold, and it snakes through walls with far fewer joints than rigid pipe. PEX is the cheapest and fastest option, freeze-resistant, and flexible with fewer joints. There are three grades: PEX-A is the most flexible and uses robust expansion fittings, making it a premium choice, while PEX-B is more common and uses crimp fittings. For our climate, PEX handles thermal movement well and shrugs off scale better than metal. The one real weakness is that rodents can chew it, which matters in desert homes near washes and open desert. Best for indoor hot and cold distribution lines.

2. Copper

Still the premium name buyers recognize. Copper has a 50 to 70 year lifespan, a premium feel, and biostatic properties that inhibit bacteria. In a luxury listing, exposed copper reads as quality craftsmanship. The trade-off is cost and labor: it has to be soldered or joined with compression fittings, and material alone runs several dollars a foot before any labor. In hard-water zones, copper can eventually pinhole from internal corrosion, so a water softener extends its life dramatically. Best for main supply lines, high-end fixtures, and any exposed pipework you actually want people to see.

3. CPVC (Chlorinated Polyvinyl Chloride)

A rigid white or cream plastic rated for hot water, joined with primer and cement. It's the middle-ground option: cheaper than copper, more heat-tolerant than standard PVC. CPVC is cheaper than copper but gets brittle with age, is less tolerant of freezing, and is not approved in all jurisdictions for whole-house use. I see it in a lot of Valley homes built in the 1990s and early 2000s. It works, but aged CPVC can crack, so an inspector will note its condition.

4. Galvanized Steel

If you own a genuinely old home, maybe a historic property in Uptown Phoenix or a mid-century place in Arcadia, you may still have galvanized steel supply lines. It was standard for decades. The problem is the zinc coating fails from the inside, the pipe rusts, and our hard water accelerates the scale buildup that chokes flow. Telltale signs: weak pressure and rusty water on first draw. When I walk a historic home with galvanized supply, I treat a repipe as a near-certainty in the budget.

5. Polybutylene (The One That Kills Deals)

This is the pipe I want every Phoenix homeowner to know about. Usually gray, sometimes blue, flexible plastic installed roughly from the late 1970s through the mid-1990s. And Arizona got hit hard. Polybutylene was very common in Arizona from about 1982 until 1997, when it became the subject of a billion-dollar class-action lawsuit, and at the time Arizona and Florida had the highest use of it in residential homes.

Why it matters so much: municipal water supplies often use chlorine as a disinfectant, and over time chlorine reacts with polybutylene, causing the pipes to weaken, flake, and eventually crack. That means unpredictable, sometimes catastrophic failures. And here's the resale gut-punch: the presence of polybutylene pipes can decrease a property's value and make it harder to sell, and since it's no longer an approved material, buyers factor it into their offers and some pass entirely.

CONTRACTOR INSIGHT

Polybutylene is sneaky. It's often very difficult to identify by visual inspection because stubs to sinks and toilets generally use poly-to-copper connectors. So the fixture looks like copper while the run inside the wall is poly. The insurance angle is the real threat: homeowners may face higher premiums or difficulty securing coverage at all, and there have been policies canceled on short notice, leaving people scrambling to repipe. If your home is from that era and you've never confirmed the pipe type, find out before you list. It's a factor buyers absolutely negotiate.

The Drain, Waste, and Vent Pipes (These Carry It Away)

6. PVC

The white pipe everyone pictures when they hear "plumbing." It's the standard for drain, waste, and vent lines: strong, inexpensive, and joined with primer and cement. It handles wastewater and sewer gases, works underground, and is a go-to for below-grade irrigation runs across the Valley. It's not rated for hot potable water, so keep it on the drain side. Best for gravity-fed drain, waste, and vent systems and exterior irrigation.

7. ABS

The black plastic drain pipe that predated widespread PVC. It's a single-step glue joint, so it goes together fast. You'll find it in plenty of older Valley homes. It's perfectly serviceable, though mixing ABS and PVC on the same system takes a code-approved transition, and some jurisdictions have preferences on which is used. On the drain side it rarely becomes a deal issue.

8. Cast Iron

Heavy, old-school, and genuinely excellent at one thing: it's whisper-quiet. In a two-story luxury home, cast-iron drain stacks mean you don't hear the upstairs bathroom from the great room. That's a feature high-end builders still spec for that reason. The downside is age. Older cast iron corrodes and can scale internally, and replacing a buried stack is a real project. In a Paradise Valley estate, quiet drains are part of the luxury experience, so it's worth knowing what you have.

9. Clay / Vitrified Sewer Pipe

Old main sewer lines from the street to the house were often clay. It lasts a long time, but joints separate and it's a magnet for root intrusion. On a Biltmore or older Camelback East property with mature landscaping, I always suggest a sewer scope before closing. A cracked clay lateral is a five-figure surprise nobody wants after move-in.

The Specialty Pipes

10. Black Iron (Gas)

This one doesn't carry water at all. Black iron pipe is the traditional material for natural gas lines feeding your furnace, water heater, range, and pool heater. Threaded, sealed, and durable. If you're adding a gas cooktop or a resort-style outdoor kitchen, this is what a licensed pro runs. Never a DIY project.

11. CSST (Corrugated Stainless Steel Tubing, Gas)

The flexible yellow (or black-coated) gas tubing common in newer builds. It installs faster than black iron and bends around framing. The key with CSST is proper bonding and grounding for lightning protection, which matters here during monsoon season when strikes are common. An inspector will check that it's bonded correctly, so it's a code detail worth confirming on any newer home.

What a Repipe Actually Costs in 2026

If you've got galvanized or polybutylene, here are current numbers to anchor your budget. Repiping a house in 2026 typically costs $4,500 to $15,000 for a standard 1,500 to 2,500 square foot home, with PEX the cheapest and fastest at $4,500 to $10,000 and copper running $8,000 to $18,000. Two Phoenix-specific things drive that higher: slab foundations, the default in the Sun Belt, push costs 25 to 50 percent higher because crews must reroute lines through attics and walls. And you should expect to add $1,500 to $4,000 for drywall repair and painting on top of the plumbing itself.

CONTRACTOR INSIGHT

Time your repipe with a remodel. If you're already remodeling a kitchen or bathroom, the walls are already open, which dramatically reduces the drywall access and repair costs. I sequence this for clients constantly: if we're gutting a primary bath in North Scottsdale anyway, running new PEX while the studs are exposed saves thousands versus doing it as a standalone job later. And pair any repipe with a water softener. In our 16-to-28-grain water, softened supply is what protects that new plumbing investment from day one.
