Phoenix Sellers See Strong Holiday Boost as Market Momentum Builds

The holiday season delivered a welcome boost for sellers across Greater Phoenix, with market conditions improving in nearly every city. The Cromford Market Index moved higher in 17 of the 18 tracked cities over the past month, and in twelve of those cities the increase exceeded ten percent. This broad improvement reflects a combination of shrinking supply between November and December and a modest recovery in buyer demand, even though demand remains well below long term norms.

Paradise Valley was the lone exception, though sellers there have little reason for concern. After an exceptionally strong run over the past two years, the market is simply easing back slightly while remaining firmly in seller territory. Elsewhere, Peoria and Gilbert posted the strongest gains, followed closely by Queen Creek, Tempe, Glendale, and Goodyear. These improvements show that seller momentum is spreading across both suburban and core markets.

Phoenix deserves special attention, as the city saw a fourteen percent rise in its Cromford Market Index over the past month. Given that Phoenix alone accounts for roughly a quarter of all transactions in the region, its movement has a meaningful impact on overall market direction. Strength in Phoenix tends to reinforce confidence across the broader metro area and plays a key role in shaping regional trends.

Overall, the average change in the Cromford Market Index over the past month stands at plus ten point eight percent, slightly higher than last week’s reading. Currently, ten cities are classified as seller markets, two are balanced, and six remain buyer markets. While demand has not fully recovered, the combination of reduced competition and improving activity has clearly shifted momentum in favor of sellers heading into the new year.
